Key Changes to Arizona’s Rental Tax Laws

No More TPT on Long-Term Residential Rentals
Property owners no longer need to collect or remit rental taxes on leases exceeding 30 days.

Automatic TPT License Cancellation
The Arizona Department of Revenue (ADOR) has automatically canceled TPT licenses for landlords only engaged in long-term residential rentals.

Short-Term Rentals & Commercial Properties Not Affected
The tax still applies to short-term rentals (less than 30 days), hotels, motels, and commercial properties.

Potential Savings for Tenants
Since landlords will no longer collect rental tax, tenants should see a reduction in their overall rental costs.
