How do I apply for a rental property?
To apply for a rental property, start by reviewing the advertised availability date, pricing, pet policy, smoking policy, lease term, and move-in costs. Once you're ready, fill out the online application for your chosen property. Every person 18 years or older that will be living in the property needs to fill out separate applications. Each applicant must provide their own unique personal email address. Be sure to upload required documents such as your current driver's license or ID, proof of income (pay stubs and bank statements), and any additional documents if self-employed. After filling out the application, pay the $40 application fee and submit it. You will receive a confirmation number once your application is submitted.
The application process will "time out" after about 20 minutes" so it is best to have all you documents ready when you begin filling out the application. If the application times out, you will have to start over.

Is there an application fee?
We charge a $40 application fee for each adult (18 and over) applying to live in the property. This fee covers the cost of background checks, credit reports, income verification, and rental history screening.
Here’s how it works: the fee is refundable until your application is actively being processed — which only happens once you're in first position for the property. If you withdraw your application before processing begins, or if another applicant is selected ahead of you, you're eligible for a $40 refund, valid for 50 days from the date of submission. Once processing begins, the fee becomes non-refundable.
Every property management company is different, so be sure to ask about refund policies when applying elsewhere. Our policy is designed to keep the process fair and transparent while giving you peace of mind during your home search.

What are the requirements to qualify for a rental?
Applicants must meet the following qualifications:
- Verifiable income of at least 2 times the monthly rent.
- A clear background check (including criminal history and previous rental references No felonies in the last 7 years, from the date of the offense and you can not current be on probation or parole.).
- A good credit history.
- Verifiable rental history for at least 2 years, preferably from non-family members. If you don’t meet these criteria, you may qualify with a Qualified Guarantor.
- Occupancy limits of 2 people per bedroom.
If you're self-employed, you’ll need to provide additional documentation, such as 6 months of personal bank statements and your most recent tax return.

How long does the application process take?
The application is processed quickly once submitted, and you should receive a response within 15 minutes confirming your application was received. . If you need to check on the status of your application, feel free to contact Rent Right at (928) 771-0308. Please allow at least 15 minutes after submitting an application before calling to ensure our system has time to populate your application(s).

Can I schedule a showing before submitting an application?
No, we require a complete set of application(s) be submitted before you can schedule a showing. Keep in mind that applications are processed on a first-come, first-served basis, whoever applies first will be considered first for the property. We will only schedule a showing for the first and second position completed set of applications.

What do I need to bring to a property showing?
For showings, bring any required documents such as ID and any paperwork that may help speed up the application process if you did not previously upload it to the application. .

What is your pet policy?
Pet policies vary by property. Some insurance policies may restrict certain dog breeds, including Akita, Pit Bull, Rottweiler, and others. All pets must have proper documentation, including a shot record showing an up-to-date rabies shot, along with their breed, age, and weight. You must also upload a picture of your pet with the application. Service animals are not considered pets but will require appropriate documentation.

How do I pay rent?
Rent is due on the first of every month and can be paid online through your Resident portal. We encourage online payments for convenience and faster processing. Rent Right also offers multiple payment methods, including cashier's check, money order or personal check. Debit or credit card payments can be made online only and no cash is accepted in our office. If you need assistance setting up your payment, contact Rent Right for support.

What is the process for the move-out inspection?
When you’re ready to move out, you’ll need to give proper notice as specified in your lease. A move-out inspection will be scheduled to ensure the property is left in good condition. This inspection will not be scheduled until you have completely moved ALL belongings out of the property and have turned keys into our office. If the property is clean and undamaged, you can expect to receive your security deposit back. Any necessary cleaning or repairs will be deducted from the deposit. We have 14 business days from the end of your financial obligation to send the Security Deposit Disposition to the forwarding address you provided us.

How do I get my security deposit back?
Your security deposit is refundable, provided the property is in clean and good condition. After you move out, a final inspection will be conducted, and any needed cleaning or repair costs will be deducted from the deposit. The remaining balance, if any, will be returned to you at the forwarding address you provided.

Can I transfer my lease to another person?
Unfortunately, Based on Rent Right lease terms, you cannot transfer or sublet your lease to another person without the prior written consent of the landlord. If you attempt to sublet, transfer, rent a room, or engage in short-term rentals (such as Airbnb or VRBO) without written consent, it would be considered a material breach of the lease agreement. This breach could result in immediate termination of the lease and hefty fines/fees.
In short, transferring your lease to another person is not allowed unless you have the landlord’s explicit written permission.

How do I add a roommate or additional occupant to the lease?
To add a roommate or additional occupant to your lease, you must first submit a written request to the landlord. The new occupant will need to apply and pay the application fee. If they’re approved, everyone involved will sign a lease addendum to update the lease. If someone is leaving, they must notify the landlord in writing, but leaving doesn’t remove them or their guarantor from the lease responsibilities. There is a $100 fee for any changes to occupancy, which is due when the lease addendum is signed. The landlord can refuse any occupancy changes.

How do I remove a cosigner/guarantor from the lease?
A cosigner/guarantor cannot be removed from the lease. Once a guarantor signs the agreement, they are responsible for all financial obligations and terms of the lease, including any renewals or extensions, for the entire lease term. A request to remove a guarantor does not release them from these obligations. The landlord will not remove a guarantor from the lease, and they are responsible for the actions of all residents and occupants.

How does Rent Right handle maintenance issues?
We partner with trusted vendors who respond promptly to maintenance requests. If you authorize it, we can release keys to vendors for faster access and repairs. If you choose not to authorize key access, you’ll need to be available to grant access to the vendor.
