We coordinate and communicate with the residents, with you, and vendors for our maintenance scenarios. Protecting and maintaining your property and your investment is a top priority for us.
Moreover, we handle all repair requests from residents. With our 24/7 maintenance support, you don’t have to answer late-night phone calls due to emergency maintenance requests. No matter when the plumbing hits the fan, we have maintenance covered so that you can rest easy.
For all repairs we use only licensed, bonded and insured vendors, this ensures you are protected and the work completed is quality. We do NOT allow owners to do maintenance while a resident is in place. Licensed professionals often provide warranties on their work and maintain compliance with insurance requirements. Professional third-party maintenance vendors help maintain a clear boundary between owner and resident relationships. Not to offend your home repair skills but repairs made without proper expertise may be substandard, leading to recurring issues and additional expenses. The list goes on and on
Because of the volume of work provided to our vendors they are likely to discount their regular service prices. And, because Rent Appeal does not profit from maintenance, we can pass those discounts to our owners.
Vendor bills and receipts are emailed monthly with Owner Statements and are also available through our online Owner Portal.

- Baseline/Pre Move-In Inspection: This inspection takes place before the Resident moves in and serves as a comprehensive documentation of the property’s condition. We take detailed notes and photos to establish a baseline, which is crucial for any future comparisons.
- Routine Interior and Exterior Inspections: Throughout the Resident’s tenancy, we conduct periodic interior and exterior inspections to ensure the property is being properly maintained and that no lease violations are occurring. These inspections help us address any maintenance needs early on, while also keeping the property in compliance with our standards.
- Move-Out Inspection: When a Resident moves out, we perform a thorough move-out inspection to document the property’s condition. This inspection helps us assess any damages or necessary repairs, ensuring that the property is returned to rentable condition as efficiently as possible.
