Anyone can collect rent but who can you trust to really look after one of your biggest assets by not allowing it to depreciate over the residency, forcing you to spend 10’s of thousands of dollars, if not more, just to get it on its way back to being ready to sell, re-rent or move in to. 10 Step Rental Process

  1. Property Preview and Research:
    See the property, evaluate its condition, and conduct thorough research.
  2. Owner Consultation and Paperwork:
    Part 1 – Two-Way Interview
    Part 2 – Agree to do business. Paperwork includes the contract, taxes, utility agreements, and insurance.
    Part 3 – Onboard
  3. Bring the Property to Rentable Condition:
    These are our Rent Ready Standards. We advise on required work, obtain bids, collect funds, coordinate repairs, and oversee vendors.
  4. Marketing:
    Our marketing sets your property apart: HDR photography, drone photography, walk-thru video tour, strong online presence, website syndication, and onsite marketing.
  5. Leasing:
    Marketing generates inquiries, applications, and showings. All applicants are vetted on a first-come, first-serve basis. We check criminal, credit, and eviction history, call rental references, and verify income and employment. Approved applicants must pay a hold deposit within 24 hours and take possession within 10 days.
  6. Pre-Move In Inspection:
    This thorough inspection documents the cosmetic condition of the property and is used as a baseline when a resident moves out.
  7. Qualified Residents Move In:
    All residents pay the maximum security deposit allowed by law and execute a lease.
  8. Full-Service Property Management:
    This includes rent collection, accounting, inspections, maintenance, and a 24/7 emergency line.
  9. Owner Goal Discussion:
    We discuss moving in, selling, renewing the lease, or providing a 30-day notice to vacate.
  10. Move Out Inspection, Security Deposit Disposition, and Make Ready Repairs
